Location & General Information - The Jones farm, which contains 147.5 surveyed acres, is located 8 miles west of Ewing, MO, or 6 miles south and 2 miles west of Lewistown, MO on State Highway 156. It is situated in the Northeast Quarter of Section 23, T60N, R9W, Lewis County, MO and will be sold in 2 tracts.

Tract 1 - 78.4 surveyed acres. Highway 156 borders the north and gravel Road 279 borders the east side. This is a very nice livestock farm with approximately 38 acres of mostly open rolling improved pasture, fences on all 4 sides and a pond with a concrete livestock waterer below the dam. The balance of the farm is timber with very good hunting.
Tract 2 - 69.1 surveyed acres. Access to this tract is along part of the north end which borders Highway 156 with the east side bordering Tract 1. This tract is approximately half tillable with 27 acres currently in row crops and 8 acres in hay. The balance of the farm is rolling pasture with a small amount of timber. The pasture is all fenced, and this tract also has a pond with a concrete livestock waterer below the dam.

Potential buyers have permission to walk over and inspect the farm. Please be respectful of the tenant and close all gates as there are cattle on the farm.

Method & Terms - Both tracts will be sold on a price per acre basis with a survey, which will be complete prior to the sale, constituting the exact acres. They will be sold "Buyer's Choice" with the successful bidder having the opportunity to select either or both tracts. Ten percent of the bid price to be paid on day of sale with the balance due on or before October 2, 2017. Seller will provide Title Insurance in the full amount of the purchase price. The 2017 real estate taxes will be paid by the Seller. Possession will be given at time of closing subject only to the rights of the current tenant for the 2017 year on both the tillable and the pasture. Immediately following the sale of the land, the Buyers shall enter into a written purchase agreement with the Sellers.
