Location and General Information
The Aten farm is located 2 miles north of Macomb, IL on Hwy 67 to Road 1600N (Airport Rd.), then 4 miles east to Road 1600E and ½ mile north. It is situated in the NE¼ of Section 10 of Macomb Township. Complete legal description will be available at the auction. This farm containing 105.53 surveyed acres is nearly all tillable with over 75% of the farm containing excellent producing Ipava silt loam soils and the balance being Assumption and Sable soils. There has been some tiling work done on this farm at various times over the years with possibly some tiling diagrams available by sale day. Complete possession including all farming rights for the upcoming year will be given at closing. Access is by Blacktop Road1600E on the east side.
Terms of Sale
The farm will be sold on a price-per-acre basis, based on the above indicated acres. Ten percent of the bid price to be paid on the day of sale with the balance due on or before March 15, 2011. Full possession will be given at time of closing. Title Insurance in the full amount of the purchase price will be provided by the seller. The 2010 real estate taxes due and payable in 2011 will be paid by the sellers with the 2011 and all subsequent taxes being the responsibility of the new buyer. Upon completion of the auction the successful buyer shall enter into a written contract with the seller.
